Premium custom homes and expansive outdoor living structures for the estates of the Stafford Basin.
Custom Home Building & Remodeling in Stafford
The Stafford Basin’s estates and acreage properties offer strong opportunities for custom home building and large-scale remodeling. Masters Construction delivers construction services that match the scale and character of Stafford homes. Every project starts with estate-scale architectural design, so you can walk the design before construction begins.

Whole-Home Renovations
Transform your Stafford estate with a full renovation that updates every part of your home. We modernize layouts, upgrade systems, install high-end finishes, and create cohesive designs. This improves both daily living and long-term value.

Kitchen & Bath
Stafford’s large homes deserve equally large kitchens and bathrooms. Our custom designs feature quality cabinetry, natural stone surfaces, professional-grade appliances, and spa-caliber fixtures.
Outdoor Living & Estate Hardscapes
Stafford’s spacious properties are ideal for expansive outdoor living. We design and construct custom patios, outdoor kitchens, pool surrounds, fire features, and landscape structures that create resort-caliber outdoor environments.
Permits in Stafford
Stafford is largely unincorporated Clackamas County, so residential permits come from Clackamas County, while parcels annexed into West Linn or Lake Oswego are reviewed by those cities instead. We confirm which office owns your address before any drawing starts, because the submittal requirements, fees and review times differ.
- Interior kitchen and bath remodels inside the existing footprint typically clear review in about three to five weeks.
- Additions, accessory dwelling units, shops and structural work generally take eight to fourteen weeks. They need engineered drawings and a land-use or planning review for setbacks, height and lot coverage. Acreage in the Stafford Hamlet and Borland areas usually means a private well or septic system.
- Adding bedrooms or bathrooms triggers a health-department review of the septic capacity. This is the single most common cause of a delayed Stafford project. Masters Construction runs the full track: measured existing-conditions drawings, construction documents, structural engineering coordination, and septic and well coordination. We also handle the submittal, written responses to review comments, and every inspection from footing through final.
Stafford sub-areas we work in
We build across the Stafford Hamlet, through the Borland Road corridor and up onto Rosemont Ridge. The character changes quickly across those few miles.
The Hamlet is rural-residential acreage between Tualatin, West Linn and Lake Oswego. Detached shops, barns, guest quarters and large additions are realistic there because the land allows them, subject to county land-use rules. Borland is similar, with larger parcels, long driveways and utility runs that affect where new construction can sit and how a build gets staged.
Rosemont Ridge is closer to West Linn's edge and more suburban in feel, with newer custom homes. The work there is usually a kitchen and great-room reconfiguration, a primary suite upgrade and a covered outdoor room.
Across all three we verify the septic system, the well, easements and access early, because on acreage those four things decide what can actually be built.
Housing stock in Stafford and what it means for remodels
Stafford is dominated by custom homes built between the 1980s and the 2010s, sited on acreage rather than subdivision lots. That combination changes what a remodel looks like. The houses are generally well built with adequate panels and framing, so the budget goes to design, finish level and added structures rather than repairs.
What dates them is the plan: formal living and dining rooms that carve up the main floor, and two-story entries. Kitchens have a peninsula instead of a working island, and primary baths are built around a corner jetted tub. Because the land is generous, Stafford owners have options their suburban neighbours do not.
These include a detached accessory dwelling unit for family, and a shop or garage with finished space above. Others add a wing for a main-floor primary suite, or a covered outdoor room with heat and lighting.
The constraints are infrastructure, not architecture. Septic capacity, well flow, driveway access for concrete and material deliveries, and land-use limits on accessory structures shape the design. We confirm all four before we put a number on the project.
