Whole House Remodel & Whole-Home Renovation in Portland, OR

Full-house remodels planned and built as one project, not a string of contractors.

Quick Answer

Masters Construction handles whole-home renovations in Portland and Vancouver, WA under a single design-build contract. Full-house remodels generally start around $250,000 and take six to ten months of construction. Licensed in Oregon (CCB #248237) and Washington.

Renovating the whole house at once usually costs less than doing it room by room. A whole house remodel shares one design process, one permit set, and one mobilization of trades, instead of paying for all three again every couple of years. Our design-build model keeps drawings, pricing, and construction under a single contract.

It also lets us solve the house as a whole — how rooms connect, where daylight lands, which walls can go. Selective demo takes things back to framing so the problems older Portland homes hide, from undersized headers to brittle supply lines, get corrected during the same home renovation rather than after it.

That is the difference between high quality home remodeling Portland homeowners keep for decades and a cosmetic refresh.

What a whole-house remodel includes in Portland

A whole-house remodel covers the floor plan, the wet rooms, the systems, and the structure in one contract. Most projects start with selective demolition back to framing in the areas being changed.

From there the work runs in a set order. Structure and framing first, then rough plumbing, electrical, and HVAC, then insulation, drywall, millwork, tile, and finishes.

Nearly every Portland whole-house project we build includes some of these items:

  • Floor plan changes, including beam installs where walls come out
  • A full kitchen and two or more bathrooms
  • Panel upgrade and rewiring of knob-and-tube or aluminum circuits
  • Supply-line replacement where galvanized pipe remains
  • Heating and cooling replacement, often a heat pump with new ducting
  • Windows, doors, insulation, and air sealing
  • Flooring, trim, paint, and lighting carried through the whole house
  • Foundation repair or seismic retrofit where the inspection calls for it

Phasing a whole-house remodel while living in the home

Staying in the house is possible, but it changes the schedule and the price. Phasing means building in zones, with dust walls between the finished side and the active side.

A typical two-phase plan takes the bedroom wing first, with a temporary kitchen set up in the dining room. Once that side is finished and cleaned, the crew moves to the kitchen and main living areas.

Phasing usually adds four to eight weeks and some cost. Crews mobilize twice, temporary protection gets built and rebuilt, and some trades return for a second visit.

We are direct about when it does not work. If the project pulls the heating system, the only bathroom, or the roof, moving out for that stretch is safer and often cheaper than paying for workarounds.

How It Works

Our Process

  1. 1

    Consultation & site walk

We walk the home with you, measure the existing structure, and talk through goals, budget range, and timing before anything is drawn.

  2. 2

    Design & engineering

Our in-house studio produces plans and 3D views, and our structural team engineers the framing, foundations, and systems behind them.

  3. 3

    Permits & pricing

We prepare and submit the permit package, answer plan-review comments, and lock a detailed, line-item price against the approved set.

  4. 4

    Build & walkthrough

One Masters project lead runs the trades, schedules inspections, and finishes with a punch walkthrough before handing the space back.

A new room was built along with deck and patio, in place of covered deck. Chris and his team always responded and stayed on budget, went above and beyond with meeting our needs, with quality finishes on all levels. Simply couldn't be happier with the outcome. Definitely recommend them.

Finally got around to doing the guest bathroom reno after the master bath last summer and I could not be happy enough! Our previous contractor had changed states, but a friend referred Masters and our remodel was perfect from start to finish.
