Permits in Aloha

Residential permits here are issued by Washington County Building Services for unincorporated addresses. Parcels annexed into Beaverton or Portland go through city review instead. The first thing we confirm is which office owns your lot.

  • Interior kitchen and bath remodels that stay inside the existing footprint typically clear review in about two to four weeks. Additions, structural work and second stories generally take six to twelve weeks, because they need engineered drawings and a planning review for setbacks, height and lot coverage. Aloha is a large unincorporated area.
  • Parcels near the Hillsboro and Beaverton boundaries can fall under city review instead of county review, so we confirm which applies before any drawing is produced. Older parcels toward Reedville sometimes carry easements, drainage conditions or septic systems, and a septic property needs a health-department review whenever bedrooms or bathrooms are added.
  • Masters Construction handles the whole track: measured existing-conditions drawings, construction documents, structural engineering coordination, the submittal, written responses to plan-review comments, and every inspection from footing through final.
  • You never chase corrections or schedule inspectors yourself. Because we price the project after design and engineering are finished, the permit set and the contract describe the same building. That is what keeps an Aloha project on schedule once demolition starts.

Aloha sub-areas we work in

We build across Aloha, through Reedville, and along the south side of Cooper Mountain. Aloha itself is a broad grid of 1970s through 1990s subdivisions on flat, regular lots, which makes the work predictable. Additions have room to go out the back, and garage conversions are straightforward.

The structural questions are usually limited to the wall between the kitchen and the family room. Reedville mixes older houses and acreage remnants with later subdivisions, so there we check utilities, septic and easements before promising a schedule. Cooper Mountain south is the outlier, with slope, larger lots and newer custom construction.

Additions there may need stepped footings, retaining work and a drainage plan. The view is usually worth reorienting the main floor around. Across all three areas the lots are generous enough that a ground-floor addition, a covered outdoor room or a detached accessory dwelling unit is realistic rather than theoretical.

Housing stock in Aloha and what it means for remodels

Aloha was built mostly between the 1970s and the 1990s, with ranches, split-levels and two-story tract homes on flat, regular lots. These are solid, conventionally framed houses, so remodels here are about layout and systems rather than structural rescue. The recurring issues are consistent enough to budget with confidence.

Panels are often sized for a different era and need upgrading before induction cooking, a heat pump or EV charging. Many homes also have thin attic and wall insulation, original aluminum or early double-pane windows, and furnaces and ducting near the end of their service life.

A kitchen is often closed off from the family room, and a formal living room goes unused.

A hall bath has never been touched, and the primary bath is split into a narrow toilet compartment. Removing the kitchen wall calls for an engineered beam carried to the foundation. The upside is value: because the shell is sound, an Aloha budget buys finishes, layout and outdoor living instead of repairs.
