Felida is unincorporated Clark County, so residential permits come from Clark County Community Development rather than the City of Vancouver, even though the address reads Vancouver, WA. Interior kitchen and bath remodels inside the existing footprint usually clear review in about two to four weeks.

• Additions, structural work and second stories generally run six to twelve weeks. They require engineered drawings plus a planning review for setbacks, height and lot coverage. Parcels toward Vancouver Lake and the Lakeshore area can take longer when shoreline, wetland or floodplain designations apply.
• Homes on septic need a health-department review whenever bedrooms or bathrooms are added. Several Felida subdivisions also carry homeowners association design review, which we submit before the county package so the two approvals do not run in series. Masters Construction handles the entire track: measured existing-conditions drawings, construction documents, and structural engineering coordination.
• We also manage the county submittal, written responses to plan-review comments, and every inspection from footing through final. Because we price the work only after design and engineering are complete, the permit set and the contract describe the same building. That is what keeps a Felida project on schedule once demolition starts.

Felida is mostly custom homes built between the 1990s and the 2010s, with a thinner layer of older houses near the village and around the lake. That makes it one of the easier areas in Clark County to remodel well.

The structures are sound, the panels are usually adequate, and insulation and windows are serviceable, so budgets go into design rather than repair.

What dates these houses is the plan and the finish level. Formal living and dining rooms cut the main floor into unused pieces, and kitchens have builder cabinetry with a peninsula instead of a working island. Two-story entries take volume from the rooms around them, and primary baths have a corner jetted tub and a small shower.

Our common Felida scope is opening the kitchen to the great room with an engineered beam, and rebuilding the primary bath around a curbless shower and freestanding tub. We also replace cabinetry with custom millwork and add a covered outdoor room with heat and lighting so the back of the house is usable year round.

On the older lake-area houses, we plan for systems work first.
