Scope
A 450 sq ft full kitchen remodel in a mid-century Lake Oswego home: removing a load-bearing wall to open the kitchen to the living areas, re-routing plumbing, bespoke white oak millwork by local artisans, a waterfall-edge island, hand-selected quartzite counters cut from a single block, and integrated brass hardware and fixtures throughout.

What surprised us, and how we handled it
Opening the wall confirmed it was carrying load, so the structure had to be picked up and transferred to a concealed beam before the new sightline could exist. We priced the beam and the temporary shoring as a written change order before the work restarted, and detailed the beam flush into the ceiling so the finished opening reads as if the wall was never there. Re-routing plumbing for the new layout was sequenced into the same open-structure window rather than reopening finished work later.
